The Brief
Coombs is one of the newest suburbs in the Molonglo Valley, and buyers there compare finishes against homes twice the price. We answered with an arched, backlit mirror and a curved-front vanity in every ensuite across the terrace row — a detail that costs little to build but photographs like it cost a lot.
The whole terrace was sequenced as one continuous build, trades rotating through five identical footprints, which is the only way to hold a fixed price on a project this size.

The curved vanity front was value-engineered by sourcing a pre-formed stone edge, avoiding the cost of custom bending.
Running five identical footprints let every trade move through the terrace in sequence, finishing all five kitchens, then all five bathrooms, in turn.
